What do you need in a commercial washroom installation?

Whether redesigning an existing washroom or completing a full office installation, understanding what goes into a commercial washroom is key to creating a clean, efficient and compliant workplace restroom.

When exploring what is needed in an office washroom, it is important to consider the key purpose and usage of the room. A commercial washroom should typically serve multiple purposes including hygiene, privacy, user comfort and durability. At Excelsior, we have put together some key considerations when creating the ideal washroom installation, drawing on our 40+ years of experience in the washroom industry.

To answer the question ‘what do you need in an office washroom?’ we have narrowed our knowledge down to 6 key elements to consider when designing and fitting a commercial washroom. This is by no means an exhaustive list, but just our view of some of the most critical elements of the planning process to ensure a washroom is fit for purpose and welcoming for the user.

  1. Material: High-quality, moisture resistant cubicles are always recommended in washroom environments. To ensure a long-lasting installation, consider the probable foot traffic and usage of the cubicles when deciding on a material. Excelsior’s cubicle ranges are typically made from 1 of 3 materials, based on environment (wet or dry), intended uses and budget. Our cubicles are made from Solid Grade LaminateHigh Pressure Laminate, or Melamine Faced Chipboard.

2: Height of cubicles: It is important to consider the design of cubicles installed in an office washroom. When choosing washroom cubicles, you have the option of full height or standard height, each offering distinct benefits depending on your priorities and regulatory requirements.

Full height cubicles extend from floor to ceiling and offer maximum privacy for the user. Creating an enclosed space, full height cubicles are great for high-end premium feel offices, unisex/gender-neutral washrooms (meeting Part T regulations), and environments where user discretion is top priority.

Standard height cubicles, which leave a gap at the floor and ceiling, can be a more cost-effective option. These cubicles offer more ventilation, simplified cleaning and increased maintenance access. Often standard height cubicles are the preferred choice in high-traffic commercial settings like schools, retail and offices where ease of upkeep and airflow are important.

* Planar Range, 1960mm overall height on 150mm leg or Full height option. Both options complete with head rail to support the system

3. Accessibility Compliance: At least one accessible toilet cubicle must meet the legal standards outlined in building regulations, including wider doors, grab rails, and space for wheelchair turning. This ensures people of all abilities can use restroom facilities safely, comfortably, and independently. In the UK, washrooms follow guidance in Part M of the Building Regulations to ensure buildings are accessible and inclusive.

Part M requires that all buildings used by the public must include:

  • one unisex accessible toilet,
  • sanitary accommodation on each floor,
  • additional ambulant cubicle in standard toilet areas.

4. Sink and Mirror Provisions: Each cubicle installation should consider sink-to-user ratios. Again, considering foot-traffic and probable usage will ensure the washroom installation is suitable for use and provides efficient and enjoyable experience for the user. Mirrors, soap dispensers and hand dryers/paper towels are also essential.

Minimum scale of provision of sanitary appliances for office premises used as place of work, as outlined by British Standards.

5. Waste disposal & sanitary bins: Bins are required in all washroom environments, particularly, sanitary waste disposal.

6. Regular Maintenance Access: To ensure accessibility to pipes systems and services, it is important to consider where IPS can be made accessible when planning and designing cubicles. IPS panels create a wall-like look to hide pipe systems and services for sinks, toilets and urinals.  IPS panels help washrooms to be aesthetically pleasing and allow for easy access for maintenance and cleaning through their lift-off and hinged access.
